To enhance the co-broke relationship with fellow agents, I have made the following documents available online for convenient download. If you are an agent who is going to be submitting an offer on a property... please check to see which documents are required below for offer submission.
ALL OFFERS must include:
- ANY ADDITIONAL DOCUMENTATION FOUND BELOW
- PRE-APPROVAL LETTER or PROOF OF FUNDS
- MANDATORY AGENCY DISCLOSURE Indicating your relationship with buyer.
- PLEASE INDICATE ON YOUR OFFER IF THE BUYER INTENDS TO OCCUPY THE PROPERTY (Please note that same will be included in the purchse & sales agreement)
- BROKER GUIDELINES (found below) SIGNED BY AGENT
It is essential that the buyer be aware of all aspects of purchasing a bank owned property before making a major decision. Please make your buyers aware of the procedures in purchasing bank owned property and if you have any questions, please feel free to contact me. PLEASE NOTE THE FOLLOWING PRIOR TO MAKING ANY OFFERS!!***:
*In Most, if Not all Cases, Buyer is responsible for dewinterizing for inspections. OFFERED, SOLD, & INSPECTIONS IN AS-IS CONDITION.
If you want the Seller to consider dewinterizing/rewinterizing for purposes of Inspections, you MUST put that in the offer as part of the negotiation.
Property MUST be rewinterized after all inspections have been completed. If you are having the property de-winterized/winterized you MUST use our Vendors to provide this service. Please remember that we do not know how competent your plumber is & cannot & will not take the chance of putting our Client's Property at risk.
*Also, Some Banks make the BUYER responsible for paying the Real Estate Transfer Tax... AGAIN, IF YOU WANT THE SELLER TO PAY FOR THIS, YOU MUST PUT THIS IN THE OFFER!!
* "I wasn't aware of that" or "You didn't mention that to me" is NOT AN EXCUSE.. You have a responsibility as a Buyer's Agent to review & READ the entire Addendum & be sure that your Buyer UNDERSTANDS & more importantly AGREES to the Terms. Please do not rely on me to tell you every tiny detail of the agreement. If in doubt, ask questions. Thank You for your Understanding & Cooperation.
